The story of Blue Millshow it came to be

Blue Mills is named for a watermill on the Little Blue River - two mills, in fact: a gristmill built in 1834 and a sawmill in 1835. A post office called Blue Mill operated from 1835 to 1895. source

The mills stood by a landing where trade goods bound for Santa Fe came off the river to finish the journey overland, and the site became an important water-to-land transfer point for westward migrants. It was pressed into service after the Battle of the Little Blue River, fought nearby during the Civil War, and closed in 1878 having lost the freight traffic to Westport Landing. source

What the houses are likemedian built 1978

The median home sold here was built in 1978. Most of what sells was built between 1975 and 2000. 81% of sales included finished basement space beyond the above-grade footprint - which matters here, because square footage quoted above grade can understate a house considerably.

By property type: Single Family (26).

Addresses here fall in ZIP 64056.

What this means if you are buying in Blue Millsspecific to this neighborhood

The houses here are late-1970s, four generations removed from the history the name carries - a useful reminder that in this part of Jackson County the place name and the housing stock often date from entirely different centuries. Judge the property on its own era and let the name be the story it is.

What to check in homes of this agemid-century stock

With a median year built of 1978, most homes here are mid-century stock. None of the following says anything about a specific house - they are the questions worth asking of any home of this age.

  • Aluminum branch wiring appeared in homes built roughly 1965-1973 and is a specific thing to ask an inspector to look for.
  • Original HVAC from this era is long past its service life, so the question is usually when it was last replaced rather than whether.
  • The pre-1978 lead-paint disclosure applies to the earlier part of this range (40 CFR 745.110).
What sold, in more detailsizes, bedroom mix and timing

Of the 26 homes sold, 26 were 3-bed.

Above-grade size ranged from about 988 to 1,362 sq ft across the middle 80% of sales, so the median alone understates how much variation there is.

Closings cluster in August, September and March, with 65% of the year's sales closing between April and September. Because closing typically follows the contract by a month or more, listing activity runs earlier than that.
