Buying and selling in Kearney, Missouri
Kearney is a small Clay County city about 28 miles northeast of downtown Kansas City on I-35, and what makes it different from a transaction standpoint is scale: roughly 4,406 housing units, 73.6% of them built since 1990 (ACS 2020-2024 5-year estimates). In a market that size a handful of sales define the comparable set, so pricing - not marketing - is where an agent earns the fee. What you are actually hiring an agent for here
In a large market the comparable set writes itself. In Kearney it does not: for a specific house there may be three or four genuinely comparable recent sales, some of them new construction carrying incentives that never appear in the closed price. Three things follow.
- Comparable selection is a judgment call, so it has to be shown. You should see which sales were used, which were rejected, and why.
- Builder concessions distort the record. A closing that included a rate buydown or a finished-basement allowance is not the same evidence as a clean resale at the same number.
- Appraisal risk is higher. Thin comparable sets are where appraisals land under contract price. That belongs in the offer strategy up front, not two weeks before closing.
The property tax levy
Missouri assesses residential real property at 19% of true value (RSMo 137.115), and every overlapping district levies per $100 of assessed value. On the Clay County Clerk's tax year 2025 certified levies the Kearney total is $6.5433 per $100, of which the Kearney R-I school district is $4.4179 - roughly 1.24% of market value, the lowest total on that schedule, which ran up to $7.8801 for the part of Kansas City in the North Kansas City 74 district.
Two cautions. City limits and school district boundaries are not the same shape, so get the parcel's own certified levy. And a fresh purchase is fresh evidence of value: Clay County's measured effective rate is about 1.07% (ACS 2020-2024 5-year estimates), but that reflects older assessments, not yours.
The commute is the trade
Driving isochrones on the OpenStreetMap road network put downtown Kansas City inside a 35-minute free-flow band from Kearney, Ford Claycomo and North Kansas City Hospital inside 25, and Kansas City International inside 35; southern Johnson County, Kansas is beyond 40. Kearney workers report a mean of 23.5 minutes, with 64.6% of its 5,038 commuters under 30 minutes and 10.4% over 45; another 15.2% work from home (ACS 2020-2024 5-year estimates). The housing stock is newer than the town
The median year built is 2002: about 26.2% of the stock went up in the 2000s, 24.1% in the 2010s and 4.5% since 2020, with only around 11% predating 1970. Roughly 80.3% of units are single-family detached and 74.5% owner-occupied; ACS median value $298,400.
Buying new construction
The builder's contract is not the standard state form. Negotiate inspection rights during construction, what happens to earnest money if completion slips, whose warranty applies, and what the escrow estimate is based on - the county taxes the parcel as a vacant lot the year you buy, then reassesses with the house on it, so the first estimate is almost always low. Buying resale
A late-1990s or mid-2000s house is now at the end of its first replacement cycle - roof, HVAC, water heater, builder-grade windows. Priceable, if the ages are established during the inspection period. Outside the city limits the questions change: private well, septic, propane and shared access roads, each with its own inspection and lender requirements.
Selling here
Small markets punish mispricing harder, because there is no volume of traffic to correct the error. A listing that opens 8% high does not get a slow start - it gets no start, and the reduction lands after those buyers have moved on. Internet, and what varies parcel by parcel
The FCC's Broadband Data Collection summary for Kearney covers 4,801 residential locations: 59.2% can get 100/20 over a wired or terrestrial connection and 35.3% gigabit - a city-wide share, not an address check, and the item most likely to decide whether a remote-working household can use a particular house. Ask how many comparable sales they will use, how they treat builder concessions, and what they do when an appraisal lands low. Specific answers matter more than the office address.
How do I work out my Kearney property tax?
Multiply your purchase price by 0.19 for assessed value, then apply the certified levy for the parcel's tax code. For tax year 2025 the Kearney total was $6.5433 per $100, of which Kearney R-I was $4.4179 - about 1.24% of market value. New construction or an existing house?
New construction gives you known system ages and a warranty, at the cost of a builder-drafted contract, a completion date you do not control and a first-year escrow estimate that runs low. Resale from the late 1990s and 2000s gives you a settled lot and a negotiable price, at the cost of a replacement cycle now due. Neither is better in general - which failure you can absorb is the real question.
What do sellers get wrong in a market this small?
Pricing to a number they need rather than to the evidence, and assuming the market will correct it. The pool of buyers looking in any one band at any one time here is small, so a listing that opens too high burns its best two weeks in front of exactly those buyers, and the reduction arrives after they are gone. The fix is unglamorous: a defensible comparable set and pre-market work done before the photos.
