The story of Foxwood Ranchfrom 2017
The 80.8 acres on the north side of 191st Street west of Ridgeview Road were rezoned to straight R-1 single family in September 2017, and the preliminary plat that followed a month later laid out 194 lots on a 9,000 square foot minimum, together with seven open space tracts covering 17.76 acres. The earlier plan for the same ground had carried 230 lots and 15.13 acres of tracts; Spring Hill staff attributed the rewrite to changes in market conditions and in the type of product being demanded, and noted that the larger lots cut the density sharply. source
What makes it distinctiveplanning, architecture and layout
The pool and playground were sited on Tract A from the outset, and the trail system had to be finished phase by phase rather than at the end: the city withheld the last building permit in a phase, and permits in the next one, until that phase’s landscaping and trails were complete. The trails were also required to be open to the general public, with an access easement shown on the final plats. Every tract in the subdivision is maintained by the homes association rather than the city. source
Summit Homes ran a maintenance-provided villa collection inside the community under the name Care-Free at Foxwood Ranch. There the association handled mowing, edging, fertilizing and weed control, along with sprinkler startup and winterization and snow removal - so two houses sharing the same pool and clubhouse could sit on very different service arrangements. source
The subdivision was released in phases rather than all at once. In April 2022 Summit was publicizing a fresh batch of homesites and taking commitments to build, alongside houses already under construction, which is why the neighborhood’s streets did not fill in at a uniform pace. source
The finished amenity package is a clubhouse, swimming pool, playground and walking trail, and the plans Summit sold here ran from roughly 1,500 to 2,700 square feet. Where the development standsstill building
Summit Homes closed the community out. Its own community page, captured in December 2025, described “a limited collection of final homes, each featuring a predetermined home plan and curated design package” and said those build opportunities were scheduled to be completed by the end of 2025. By that capture only two houses remained, both on the same floor plan. source

Treat this as a resale market now, not a builder market. With the last Summit houses scheduled to finish at the end of 2025 there is no model home setting a price floor, so the comparison that matters is one resale against another rather than resale against a builder quote. Two questions do real work here. First, which phase is the house in? The plat was released in batches over several years, and the trails and open space around the earliest streets were finished long before the last ones. Second, is it a standard lot or one of the maintenance-provided villas? Both share the same pool and clubhouse but not the same service package, so compare the dues line by line before you treat two listings as equivalent.
