The story of Madison Valleyfrom 2021

The subdivision lies north of 58 Highway, generally between Sunset Lane and North Madison Street, in the southeast quarter of Section 9, Township 46 North, Range 32 West. In 2021 Tony Ward, representing Blue Springs Safety Storage South, LLC, asked Raymore to approve a preliminary plat for a further 154 single family lots on 46 acres immediately west of the subdivision as it then stood. source

What makes it distinctiveplanning, architecture and layout

That request did not pass easily. The city council opened and closed a public hearing in September 2021, continued the matter to October, then tabled it outright until the city and the developer could work the details out. What broke the deadlock was a memorandum of understanding staging the construction: the first phase confined to the land west of the stream with Sunset Lane as the designated construction entrance, the second east of the stream and north of Heritage Drive, and the final phase east of the stream and south of Heritage Drive, carrying with it the connection through to Park Drive. source

The plats that followed were filed jointly by Blue Springs Safety Storage, LLC and Country Club Homes, LLC, with Bryan Rahn representing both. The Madison Valley 2nd Plat added 55 lots - numbered 175 through 229, with Tracts C through H - and was adopted as a city ordinance in June 2023. The 21-lot 3rd Plat, heard the same evening, was the piece that stitched the newer ground back to the original first plat lying to the east. source

Still an active builder community. Country Club Homes, which works out of Grain Valley, lists Madison Valley as single family residential for sale and as one of the three communities in its current lineup, offering five plans: the Aspen, the Lexington, the Stratford, the Westridge and the Eastridge. The builder notes that whether a given house gets a patio or a deck depends on how its lot grades, and that plans are subject to revision. source

In a community the builder is still selling, your competition is the builder. Price any resale against what Country Club Homes will quote for the same plan on an unsold lot, and establish which of the five plans a house actually is before you compare anything else - on a small plan set, plan identity explains more of the price spread than finish level does. The staging agreement matters more than it looks. Ask which phase a lot sits in, whether the streets around it are finished or still carrying construction traffic in off Sunset Lane, and whether the Park Drive connection has been built. A lot in the last phase can sit beside active construction for years after you close, and the through-street that will eventually serve it does not exist until the end. Note too that the patio-or-deck question is decided by lot grade rather than by choice, so confirm which one you are buying rather than assuming.
