East Lakeview Annex
Built around 1973 · typically 1,055 sq ft above grade · 31 sales in twelve months
The “Annex” here is a plat name, not a city annexation: the Annex plats pick up at lot 84 in 1961 exactly where East Lakeview Addition had stopped at lot 83.
The market here, last twelve months
Half of the homes that sold went under contract within 11 days. The median sale closed at 100.0% of asking - at list. 58% closed at or above the original list price, which is the better measure of how much room a buyer actually has.
Aggregated from Heartland MLS closed sales, twelve months to July 2026. Individual sale prices are not shown - Kansas and Missouri are non-disclosure states and MLS rules do not permit their public display. Ask for the full report.
The story of East Lakeview Annexfrom 1961
The first plat under the Annex name, lots 84 through 113, was recorded in 1961 at plat book 24, page 102. source
East Lakeview Addition was platted first, in three steps - lots 1 to 54 in 1956, lots 55 to 62 in 1960 and lots 63 to 83 in 1961. Everything recorded from lot 84 onward carries the name East Lakeview Annex and simply continues the same run of lot numbers instead of starting over. source
The Annex was then extended almost yearly for two decades: lots 114 to 135 in 1963, 136 to 158 in 1965, two plats in 1967, then plats in 1969, 1970, 1971, 1972, 1973, 1974, 1975, two more in 1978 and a final three-lot plat in 1985. source
The 1970 plat went back over ground already laid out, inserting lots 65A, 124A and 159A alongside the new lots 227 through 284. source
The two names still describe one continuous piece of ground, with the lot numbering running from 1 in the Addition to 609 in the Annex. source

What the houses are likemedian built 1973
The median home sold here was built in 1973. Most of what sells was built between 1961 and 1982. 68% of sales included finished basement space beyond the above-grade footprint - which matters here, because square footage quoted above grade can understate a house considerably.
By property type: Single Family (31).
Addresses here fall in ZIP 64014, 64057.

What this means if you are buying in East Lakeview Annexspecific to this neighborhood
Do not read “Annex” as a city annexation or as a later, lesser section of somewhere else - it is the plat name used once the Addition’s lot numbers ran out, and the two names cover one continuous neighborhood. What does matter is where in the numbering a parcel falls. Low-hundreds lots came off plats from the early 1960s; the highest numbers came off 1978 and 1985 filings. That is a twenty-year construction spread under a single subdivision heading, so ask for the lot number and its plat year before you treat two East Lakeview listings as equivalent, and expect the older end to need the mechanical review first.
What to check in homes of this agemid-century stock
With a median year built of 1973, most homes here are mid-century stock. None of the following says anything about a specific house - they are the questions worth asking of any home of this age.
- Aluminum branch wiring appeared in homes built roughly 1965-1973 and is a specific thing to ask an inspector to look for.
- Original HVAC from this era is long past its service life, so the question is usually when it was last replaced rather than whether.
- The pre-1978 lead-paint disclosure applies to the earlier part of this range (40 CFR 745.110).
What sold, in more detailsizes, bedroom mix and timing
Of the 31 homes sold, 2 were 2-bed, 27 were 3-bed, 2 were 4-bed.
Above-grade size ranged from about 902 to 1,464 sq ft across the middle 80% of sales, so the median alone understates how much variation there is.
Closings cluster in October, April and September, with 65% of the year's sales closing between April and September. Because closing typically follows the contract by a month or more, listing activity runs earlier than that.
