The story of Oak Parkhow it came to be
Oak Park Mall opened at 95th and Quivira in 1974 on a 107-acre site, developed by Copaken, White & Blitt with Morgan and Dreiseszun on a ground lease from the J.C. Nichols Company, and designed by the Chris Ramos Group. Macy's opened as the first anchor on 7 August 1975 and Montgomery Ward three days later. source
What the houses are likemedian built 1971
The median home sold here was built in 1971. Most of what sells was built between 1967 and 1976. 79% of sales included finished basement space beyond the above-grade footprint - which matters here, because square footage quoted above grade can understate a house considerably.
By property type: Single Family (33).
Addresses here fall in ZIP 66214, 66215.

What this means if you are buying in Oak Parkspecific to this neighborhood
Our MLS median puts the houses here slightly before the mall, so this is a residential subdivision that acquired a major retail neighbor rather than one built to serve it. That is the thing to weigh at a specific address: proximity to 95th and Quivira is convenience and traffic in the same measure, and it varies street by street in a way the subdivision name does not capture.
What to check in homes of this agemid-century stock
With a median year built of 1971, most homes here are mid-century stock. None of the following says anything about a specific house - they are the questions worth asking of any home of this age.
- Aluminum branch wiring appeared in homes built roughly 1965-1973 and is a specific thing to ask an inspector to look for.
- Original HVAC from this era is long past its service life, so the question is usually when it was last replaced rather than whether.
- The pre-1978 lead-paint disclosure applies to the earlier part of this range (40 CFR 745.110).
What sold, in more detailsizes, bedroom mix and timing
Of the 33 homes sold, 9 were 3-bed, 23 were 4-bed, 1 were 5-bed.
Above-grade size ranged from about 1,466 to 2,425 sq ft across the middle 80% of sales, so the median alone understates how much variation there is.
Closings cluster in February, April and June, with 48% of the year's sales closing between April and September. Because closing typically follows the contract by a month or more, listing activity runs earlier than that.
