The market here, last twelve months
Half of the homes that sold went under contract within 24 days. The median sale closed at 99.3% of asking — below list. 30% closed at or above the original list price, which is the better measure of how much room a buyer actually has.
Aggregated from Heartland MLS closed sales, twelve months to July 2026. Individual sale prices are not shown — Kansas and Missouri are non-disclosure states and MLS rules do not permit their public display. Ask for the full report.
The story of Mission Lakefrom 1973
Kansas City accepted the Mission Lake first plat by ordinance 43534 on 28 December 1973 and it was recorded on 29 January 1974. A resurvey of that first plat followed in August 1975. source
The second plat cleared the city in March 1976 and the third in February 1977. Mission Lake South was accepted in February 1979, then the pace slowed sharply: a fourth plat in May 1984, a fifth in June 1986 and Mission Lake East in January 1990. source
Jackson County’s subdivision layer records the individual phases at between two and forty-nine lots apiece, so no single plat here is large. source
Mission Lake carries a Kansas City address but falls inside the Grandview C-4 school district. source
What the houses are likemedian built 1983
The median home sold here was built in 1983. Most of what sells was built between 1975 and 1991. 11% of sales included finished basement space beyond the above-grade footprint — which matters here, because square footage quoted above grade can understate a house considerably.
By property type: Townhouse (23), Single Family (4).
Addresses here fall in ZIP 64131, 64146.

What this means if you are buying in Mission Lakespecific to this neighborhood
Seventeen years of platting inside one name means the phase matters more than the name does. A house on the first or second plat is mid-1970s ground; Mission Lake East was not even platted until 1990. Find out which plat a specific address sits on before you price it against another Mission Lake sale. The school assignment is the other thing to verify in writing: the address says Kansas City, the district is Grandview.
What to check in homes of this agelate-century stock
With a median year built of 1983, most homes here are late-century stock. None of the following says anything about a specific house — they are the questions worth asking of any home of this age.
- Polybutylene supply piping was used in homes built roughly 1978-1995 and is worth identifying before closing; it affects insurability in some cases.
- First-generation vinyl windows and original roofs from this period are typically at or past replacement age.
What sold, in more detailsizes, bedroom mix and timing
Of the 27 homes sold, 19 were 2-bed, 5 were 3-bed, 3 were 4-bed.
Above-grade size ranged from about 1,117 to 1,809 sq ft across the middle 80% of sales, so the median alone understates how much variation there is.
Closings cluster in February, October and August, with 37% of the year's sales closing between April and September. Because closing typically follows the contract by a month or more, listing activity runs earlier than that.
