The story of Hills Of Waldenfrom 1976

A plat named simply Walden was accepted by ordinance 42817 on 1 June 1973 and recorded that July. Hills of Walden itself begins in 1976: the second plat was accepted on 15 April and the base plat on 7 May, and both were recorded together on 3 June 1976. source

The third plat followed in August 1977, the fourth in March 1979 and the fifth in September 1984. Three more - the eighth, sixth and ninth, in that order - all cleared the city during 1988, and a separately named Walden Manor plat was accepted in May 1987. source

The tail is long: a tenth plat in March 1995, then an eleventh and a twelfth both in 2000, and a replat of lots in the eleventh plat in November 2002. No seventh plat appears in the record. source

Hills of Walden lies in the Park Hill school district. source

What the houses are likemedian built 1978

The median home sold here was built in 1978. Most of what sells was built between 1977 and 1996. 74% of sales included finished basement space beyond the above-grade footprint - which matters here, because square footage quoted above grade can understate a house considerably.

By property type: Townhouse (14), Single Family (11), Patio/Villa (2).

Addresses here fall in ZIP 64151.

What this means if you are buying in Hills Of Waldenspecific to this neighborhood

Treat the plat number as the single most useful fact on the legal description here. Ground platted in 1976 and ground platted in 2000 are both sold as Hills of Walden, and twenty-four years is long enough that framing, glazing, HVAC and garage size are simply not the same product. Ask which plat, then compare only within it. And note that Walden, Walden Manor and Hills of Walden are three separate recorded plats sharing a root name - make sure a comparable is actually in yours.

What to check in homes of this agemid-century stock

With a median year built of 1978, most homes here are mid-century stock. None of the following says anything about a specific house - they are the questions worth asking of any home of this age.

  • Aluminum branch wiring appeared in homes built roughly 1965-1973 and is a specific thing to ask an inspector to look for.
  • Original HVAC from this era is long past its service life, so the question is usually when it was last replaced rather than whether.
  • The pre-1978 lead-paint disclosure applies to the earlier part of this range (40 CFR 745.110).
What sold, in more detailsizes, bedroom mix and timing

Of the 27 homes sold, 7 were 2-bed, 12 were 3-bed, 7 were 4-bed, 1 were 5-bed.

Above-grade size ranged from about 726 to 2,648 sq ft across the middle 80% of sales, so the median alone understates how much variation there is.

Closings cluster in April, July and January, with 56% of the year's sales closing between April and September. Because closing typically follows the contract by a month or more, listing activity runs earlier than that.
